Start with a clear picture

What to discuss first.

Identify the matter, organize the dated records and define the next step.

01

Name the matter and its deadline

Say whether the question concerns a tax sale or tax deed, a property or contract dispute, a denied insurance claim, a consumer claim or an estate. Most of these carry a fixed deadline, and the deadline decides what can still be done.

02

Gather the dated records

Bring the notices you received and the date on each one, the parcel, policy or case number, and the contract, deed, policy or will itself. A review runs on the documents rather than on a summary of events.

03

Ask how the work would be handled

Ask who performs the work, what the proposed scope covers, how you will be billed and how questions get answered. The fee is confirmed in writing before you engage the firm.

What Aaron Korson handles

Aaron Korson practices under the name Aaron Korson, Attorney at Law. The firm's legal name is Chicago Family Attorneys, LLC, and he is its Managing Attorney. The office is in the Loop at 53 W. Jackson Blvd., Suite 752, Chicago, IL 60604.

The work on this site is civil. A client usually arrives with a dated document: a take notice from a tax sale, a denial letter from an insurer, a closing file with a problem in it, or letters from the circuit court about an estate. The first task is to read the record and find the deadline.

Tax deeds and property tax

Property tax is a substantial part of this practice. Delinquent taxes are sold, the buyer takes a certificate of purchase, and the Illinois Property Tax Code (35 ILCS 200) then sets the redemption period and the notices the certificate holder has to serve before asking the court for a tax deed. Owners, lienholders and certificate holders each read the same file for different reasons.

Guides on these questions are collected under property tax, including the notice document checklist and how to read the tax deed court file.

Real estate and civil disputes

Real estate matters include failed sales, boundary and ownership questions and problems that surface after closing. Other civil work includes claims under the Illinois Consumer Fraud and Deceptive Business Practices Act (815 ILCS 505) and disputes with an insurer over a denied, delayed or underpaid claim.

Probate

Probate work follows the Probate Act of 1975 (755 ILCS 5): opening the estate, appointment of a representative, notice to heirs and creditors, claims and distribution. Not every estate needs a court proceeding, and that is the first thing worth checking.

Frequently asked questions

Clear answers to help you understand the issue and prepare your next step.

What kinds of cases does Aaron Korson handle?

The practice is civil. Most of it is Illinois property tax work: tax deed petitions, redemption, indemnity claims and surplus funds. The rest is real estate litigation, consumer fraud and insurance claim disputes, and probate. Family law is handled under the Chicago Family Attorneys name at chiattorney.com.

What should I bring to a first consultation about a tax sale or a tax deed?

Bring the parcel number, every notice you received and the date on each one, the tax deed case number if a petition has been filed, and the deed, mortgage or title paperwork you have. Dates set the deadlines under 35 ILCS 200, so the paper record decides what can still be done.
